Designing a second downtown for Austin

Formerly a suburban business park exemplified by large surface parking lots and tilt-up buildings, Domain Northside blends the modern conveniences of mixed-uses with walkable streets in an urbanized environment that is less expensive than downtown Austin. Nearly fully built, Domain is home to corporate and start-up companies, 3,000 residential units, three hotels and over 1M square feet of retail which draws people from all of Austin. As a result of its diversity in offerings and experiences, the project has been referred to as Austin’s Second Downtown by some of those who visit.

But land uses and urbanism are not the only things that make the Domain noteworthy. Conceived as a place where people could be outside year-round, the design offers a rich network of neighborhood parks, shaded paseos and interesting pedestrian streets, including Rock Rose Avenue, a street reminiscent of 6th Avenue, making it the food and bar venue for the district. At one end of Rockrose is the Northside Plaza, an entertainment and lawn space that provides a place for community events and activities and a significant public art piece called the Flying Carpet which has become the community icon.
