Before Kierland Commons, no one had built an outdoor retail project that didn’t suffer economically from the extreme summer temperatures in Phoenix. Working closely with a bold developer and creative design team, Kierland offers simple design solutions that create continuous shading of the public sidewalks because of the narrower landscape streets, ample shade trees, and the building canopies at the retail level that cool the sidewalks and defined Kierland’s special character. Kierland has reducing summertime temperatures for shoppers in the retail areas, as much as 10 degrees in summer, resulting in some of the highest retail sales for outdoor retail project, reportedly averaging $675/ square foot accordingly to the developer.
